Although homeowners, approximately 75% are holding off putting their homes on the market. The ones that are currently on the market are being sold rapidly with multiple offers. Buyers are more aggressive and less patient on homes they like because there is less inventory. El Paso right now is a Sellers Market, less inventory to choose from, with more buyers looking to purchase a home. The buyers should be pre-approved or approved so that their offers can be presented to sellers. When you are a buyer, with an approved application, you have been through most of the loan process. You are at a better advantage than a buyer with a pre-approval letter. When you are already approved, and most of the loan process is in the works, it makes the buying process smoother and closings quicker. So it is very important to be approved. Interest rates are low and can be locked in at some point and loans can get approved faster. There are also a lot of programs that buyers can qualify for. Just ask your Lender for what he/she will need from you.

Buyers are looking, researching, and gaining more knowledge of the process and are quicker to act.
