However, agents in our office have had great success with their open houses. It can depend on the location of the home and type of home but if done correctly open houses can be an effective marketing strategy in selling a home.
Creating a Neighborhood Buzz is the Key
The number one failure of an Open House is simply not getting enough people in the door. Lately, we've recently had two buyers come from holding open houses.
One buyer purchase the homethat we were holding open. The other buyer bought in the same area. What we did to create such a curiosity in the Neighborhood.
First we sent out indentations to homeowners and invited then to attend our Open House. In addition, we asked them who do you know who would love to live inand invite them to attend.
Second, with the permission of business owners located near by, we left flyers inviting their customer to attend the Open House.
Also, we had 6 open house directional sighs on the streets all aroundpointing the way to the Open House. The typical agent only puts out 1 or 2 signs.
