Black Friday for housing?  I'm sure your'e wondering what I mean? Doesn't the Real Estate Market slow down during the holidays? Isn't harder to sell my home? 

There are some surprising holiday home buying trends that appeared in 2014. And still going strong.  According to Realtor.com. The study  shows that on the  actual holiday, traffic is slower Thanksgiving and Major Holidays. But what about directly afterwards?

 Data showed that an average day in the fourth quarter, where housing activity appeared to be the most and least impacted by the holiday. Overall the slowdown only lasted as long as the holiday, and then it is pretty much business as usual. So for serious buyers, the effort will likely pay off if you are selling around the holiday's. And facing less competition.

A truly surprising data shocker saw December 28th to be the busiest days of real estate searches for the entire year. And December 24 the lowest. The reason being that we are still on holiday but over with the actual day. Many buyers then look for their dream home. The same activity goes for New Year's Day. Perhaps a new home for a New Year's resolution.

Two other best performing holiday's  is July 6 and Sept 1, instead of traveling, many take the long weekend to search for homes and go to open houses. Overall the Spring Market is when the sellers and buyers take the most advantage.  The seasonal pattern when buyers and sellers are not constrained by school schedules, and transfers. There is  also more inventory and competition.

There is one more holiday that slows real estate activity searches on the actual day..It is Valentines Day.

People move thought the year at all different times, seasons. and circumstances. There is no good time or bad time to list your home for sale. The indicator is you and your time frame to move.
