What is this all-important activity? Selecting the right price.
The concept is simple: Even a great house in a fantastic location won’t sell if it’s priced too high. Meanwhile, a home in poor condition located in a crummy neighborhood will attract a buyer if priced properly.
Arriving at a price is no easy task, though. It would be nice if a home-valuation website would give you a magic number.
It doesn’t work that way, though. Those websites that tell you what your home is worth are often off the mark, sometimes wildly. Why? It’s difficult to get all the data straight and then factor in condition, location, and the most recent and relevant comparable sales.
Texas REALTORS® can assess all these variables and the conditions unique to your home to arrive the right price. They do it all the time. They can even recommend a price if you decide not clear clutter, make repairs, and freshen up the landscape. (But you really should do those things.)
