Rio Valley Brings Community Amenities And Enjoyment Back To El Paso Neighborhoods

A new neighborhood coming to El Paso's Upper Valley will bring a new concept to the city's suburban areas. Rio Valley is the first single family mixed use development and is unlike any other neighborhood in El Paso. Rio Valley, located on  Westside Drive and Borderland Road, will include neighborhood design elements such as a street grid, alleys, and a commercial "Main Street"with restaurants retail shopping and offices.

The Winton Homes Group is developing the site which will include up to 351 residential units, including single-family homes and some multi-family buildings with two, three, or four units each. The duplex, triplex, and quadruplex buildlings will be designed to look like a "big house"  and not the suburban style that is currently found throughout the city.


Rio Valley will also include agricultural elements as a nod to surrounding farm uses. Orchard areas will capture stormwater as a regular pond would, but will also contain trees and terraced community gardens for the residents. Pomegranate trees are the likely candidates to fill the orchards, and there will be a homeowners association responsible for maintaining the orchards and  street trees around the entire neighborhood.

With an emphasis on outdoor enjoyment, the shaded streets are an important feature of the neighborrhood  maintaining the lush feel of the upper valley while promoting a walkable environment by shading pedestrians from the sun and allowing them to enjoy the neighborhood throughout the year.There are multiple bike/walking paths throughout the neighborhood and a Central park located the end of main street, with a gazebo, half court basketball court, playground and skate park.


The Main Street buildings will have zero setbacks, meaning that the building facades will line the sidewalks along each side of the street. The storefronts could include businesses such as restaurants, salons, taverns, and dry cleaners, and could also include small business offices. These buildings will all have common walls, and a mix of architectural styles could help to create an eclectic appearance.
